if you assume there is no one behind you, then running from the apartment away from the attackers is actually strictly better though If you assume there IS someone behind you, then again, running from the attackers and potentially finding a place where they can't converge on you is also better.
The way it played out, if they sat in the apartment, they would have just been shot in the back from the other people waiting outside

A moving target is much harder to shoot than a stationary target. And those AK 47s and other guns would have probably shredded that apartment.

I have no doubt I will get HAMMERED for this question, but:
Why didn't they at least hop in the car after they killed the driver? Put another round in him to be sure, throw his [albeit huge] ass out, and as they say "bone TF out"?! Sure, it would still be risky, but couldn't they have a better chance of escape?

Yeah, I agree. I also would have taken the dead gang member's AK which is probably why I am not a cop (incorrect procedure).

In that environment they had plenty of places to hide and just wait until it was clear. They could have hid in another apartment (it was a decent sized complex) and once outside they had a lot of areas to try to hide. Each time a gang member was killed by them (in the hallway and then in the car) an area was kind of secured where they could have held until backup arrived. Or as others have said they had time to equip the AK-47 and possibly take the car. It worked out the way it did for the script.
And the head mexican girl gangster was so annoying.

I was trained in Speck Ops, and the smart move is to get out into the open and try and outwit the enemy.

They are police officers, they couldn't just stay in a civilian appartment. It is illegal. If a cop enter your house and put your life in danger, you can tell them to get the f out. They can not beep on you and do what ever they want. They were legally forced to move on.
Also, they can not use any other weapon than their REGLAMENTARY (meaning, approved by law) weapon. They can not pick up an illegal weapon laying arround, they must use the weapon registed at their names, assigned to them, and approved by law for a police officer to use. Military grade weapons are not permited for police officers

Not sure what sort of jurisdiction you might live in, but generally, for any person, not just a cop, in a survival situation or when you have legitimate fear for your life, all bets are off and anything (or at least a lot more) goes, including property rights and any rules or regulations that might ordinarily apply.
That includes entering or occupying anywhere you might not ordinarily be able to and also using anything available as a weapon of opportunity, be it a chair or bat..or picking up the bad guys AK47.
